Sengkang’s new housing project have space for 10,000 homes
A total of 10,000 new homes could be built on a large area of land in Fernvale North in Sengkang, based on proposed plans for a residential estate next to the Tampines Expressway (TPE).
Urban Redevelopment Authority is preparing an 18.9ha housing area that will be bounded between Jalan Kayu and Fernvale Street. The TPE as well as the upcoming Sengkang West Drive, will also form part of the development site.
Proposed changes to the URA master plan, which was released on April 29 show that the proposed site that property analysts believe could host a mixture of public and private projects, will have parks, a place for worship, and a health and medical facility.
The development proposed will help meet the demand for housing in the region, and present and future residents with commercial and recreational amenities and community and social services as well as better access to parks and improved road connectivity.
The site is about 35 football pitches in size. It’s located near Seletar West, an industrial area to be developed, along with the Seletar Aviation Park.
Nearby facilities include Two LRT stations, Thanggam and Kupang, in addition to Sengkang Riverside Park.
The amendments proposed change the plot ratios of land parcels ranging from 3.9 to 4. The plot ratio determines the extent of development that is allowed for a piece of land.
The site could yield 8,000 to 12,000 units.
On the site, a mix of Build-to-Order (BTO), condominiums and executive condos are able to be constructed.
The final BTO project in Sengkang was inaugurated in 2019.
There are residents who have lived there for between 10 and 20 years, and are planning to move to private homes. Parents may also wish to relocate and live close to their children who are already living in these areas.
The location of the site is strategically placed to help support the workers of the close Punggol Digital District as well as Seletar Aerospace Park.
An undeveloped industrial zone of 2km located on Seletar West Road lies just to the west of Fernvale.
The site could draw population to help support the development of the commercial and industrial enclave in the vicinity.
The Seletar Link Flyover near the Fernvale plot opened in January. It connects Seletar Link to TPE in order to accommodate the expected increase in traffic caused by new developments in Punggol.
Once completed, the new Sengkang West Drive will provide motorists with another road connection within Sengkang town.
A huge residential property could provide the demand for housing in the region.
Residents from Sengkang have been asking me for a larger home as they’re getting married.

Two LRT stations in the vicinity will provide future residents with access to the other facilities available in Sengkang.
On the site of Greenridge secondary school, in Bukit Panjang new homes can be constructed.
The school, which has been on the Bukit Panjang Ring Road site since 1992, merged with Fajar Secondary School in 2023 and was relocated to Fajar Secondary School’s location in Gangsa Road.
It is proposed to change the 33,195 sq m area as an educational institute and a housing development in order to help meet the need for housing in the region and give more residents easier access to amenities and public transportation.
The land could yield around 700 flats, or 1000 private apartment units. She said that the project is more likely to be a BTO due to the limited quantity of flats that are on the market within the estate.
Petir Park Edge, a project consisting of 191 two-room apartments, was launched as the last BTO in Bukit Panjang in December 2023. This project was launched in 2016and was the last time before.
Between 550 and 650 units five and four-room flats could be built on the land as there has been a lack of larger units launched in the estate.
